Roof Leak Repair

A brown ring on a bedroom ceiling in Forest Lake. A drip that only shows up when the rain blows in from the southwest. A bucket in the hallway of a rental off University Boulevard that the tenant finally mentioned in month three. Roof leak repair in Tuscaloosa, AL starts with one question: where is the water actually getting in?

We answer that before we quote. Then we fix that spot, show you the photo, and leave you with a written price that matches the invoice.

The drip starts somewhere you cannot see

Water does not drop straight down from the hole. It runs down the underside of the decking, rides a rafter, follows a nail, and lands on the ceiling drywall anywhere from 2 to 10 feet from the entry point. That is why the patch somebody smeared over the stain last year did nothing.

On an asphalt shingle roof in Tuscaloosa the entry point is almost always one of four things: a pipe boot, a vent, a valley, or a spot in the shingle field where a nail backed out or a tab lifted. We check them in that order because that is the order they fail in here.

What we do differently is simple and slow: attic first, roof second, repair third. The attic trace takes 15 minutes and tells us which 4 square feet of the roof to look at. Without it, a roofer is standing on 2,000 square feet of shingles looking for a crack the width of a pencil lead, and most of them solve that by caulking everything in sight and hoping.

Pipe boots and vents: the number one source

Every plumbing stack through your roof has a rubber collar, the pipe boot, sealing it to the shingles. Tuscaloosa summers run over 90 degrees for weeks at a stretch, and that rubber bakes. Around year 10 to 12 it splits at the top of the collar, water follows the pipe down, and the first sign is a stain near a bathroom or kitchen wall.

The roofs that went on after the April 2011 tornado through Alberta, Forest Lake, Rosedale and Holt are 13 to 15 years old now. We replace boots on those streets every week. A boot replacement is $175 to $425 depending on roof pitch and whether the shingles around it are still pliable enough to lift without breaking.

Box vents, ridge vents and gable vents go the same way. The sealant at the flange dries out, nail heads lift, and wind-driven rain works under the flange. A vent reseal or re-nail is $150 to $350. If the vent itself is rusted through we replace it for $225 to $500 installed.

Valleys and the shingle field

A valley is where two roof slopes meet and dump into one channel. On older houses in The Downs, Druid City and West End, that channel has been roofed over two or three times, sometimes with a closed-cut valley laid over a metal one, sometimes with nothing but shingles woven across. Debris piles up, water backs up under the cut edge, and the leak shows at the ceiling corner of whatever room sits below.

A valley rebuild means stripping back 18 to 24 inches on each side, laying ice-and-water membrane and new valley metal, and reshingling. Runs $450 to $1,400 for a typical 12 to 20 foot valley.

Shingle-field leaks are rarer than people think but real: a tab torn off by wind, a nail that backed out and punched through the shingle above it, or a satellite dish mount somebody put in with deck screws. Those are $275 to $850 depending on how many courses we have to lift.

One more shingle-field culprit worth naming: the exposed nail. Every roof has a few nails that were face-nailed on the last course at a ridge or a wall and sealed with a dab of caulk that lasted five summers. We find and reseal those on every repair visit at no extra charge, because they are the next leak.

How the repair goes

Send the form with a photo of the stain and the room it is in. We book a visit, usually within 24 to 48 hours for an active leak inside Tuscaloosa.

Attic first. We trace the water trail on the decking up to its source before we get on the roof.

Roof check of the suspect spot, then the two or three nearest boots, vents and valley edges, because leaks cluster at the same age.

Photos and a written price on the spot. The leak you called about is one line. Anything else we found is a separate line you can take or leave.

Repair, after-photo, and a note on what to watch for during the next hard rain. If the same spot leaks again, the return visit is on us.

Leak detection with written photo report when the source is not obvious: $149, credited back when we do the repair

Property managers get the same written price by email with the photos attached, approve by reply, and are invoiced as the company. We schedule access with the tenant directly, which matters on the student rentals along University Boulevard and Hackberry Lane where the owner is in Birmingham or Atlanta and the tenant works nights.

Repair or replace: the 25 percent rule

The 25 percent rule, as it is usually quoted, says that if more than a quarter of a roof needs work within a year, replacement is the better buy. We use it as a gut check, not gospel. A 14-year-old roof in Alberta with one failed boot is a repair. A 22-year-old roof in West End with three boots gone, two soft valleys and granule loss across the south slope is past the line, and we will show you the photos that put it there.

What we will not do is turn a $300 leak into a replacement pitch. Repairs are the business, not the lead.

Age alone is not the test either. A 20-year-old architectural shingle roof in the shade on a north-facing lot can have five good years left; a 12-year-old three-tab in full sun on a south slope off Skyland Boulevard can be done. We look at the shingles, not the calendar.

Questions we get

How much does it cost to fix a leaking roof in Tuscaloosa?

Most single-source leaks run $175 to $850. Pipe boots are $175 to $425, vent reseals $150 to $350, shingle patches $275 to $850, and valley rebuilds $450 to $1,400. The price is written before we start and does not change unless you ask for more work.

Can you repair a roof leak in the rain?

We can tarp in the rain if the roof is safe to walk; a permanent repair needs dry shingles so the sealant bonds and the shingles lift without cracking. In practice we tarp during the storm and do the real repair in the first dry window, usually within 2 to 4 days.

Why does my roof only leak in certain storms?

Wind direction. A flashing joint or a lifted shingle that faces southwest stays dry in a straight-down rain and leaks when a spring front or tropical remnant drives water sideways into it for hours. That is the most common pattern on Tuscaloosa chimneys and vents, and a hose test finds it.
